Good morning, I hope that you enjoyed the January newsletter my goal is
always to bring you value and to make sure you are up to date with what is
going on in the Real Estate market so you can be a more informed consumer.
This month we are going to be talking about New “Must have” items buyers are
looking for in 2022, Cash offers, and How clogged gutters can cause water to
a leak inside your home.

What buyers are looking for

First Personally, I love to think about the history of homes and what we needed
in the years passed as I tour homes with you. In the 1960s, We had sitting rooms
and single-bathroom homes. Today instead what we are seeing is buyers
wanting a Home Office space and strong Internet connections for all the Wifi
connection heavy devices our homes are filled with.

Why cash offers?

Second, What is the deal with cash offers! Specifically, I want to speak on
those cash offers we are seeing swooping in to purchase homes. Now If you
are a buyer this can almost be the kiss of death to your offer if you are not also
making a cash offer because many sellers jump all over them. For my sellers,
we always love a good cash offer. I say all of this to say what we are seeing is
the percentage of cash offers that end up backing out is HIGH! More than 50%
of Cash buyers back out from their offer. What does this mean to you? For my
buyers don’t get discouraged because we might be getting the “Hey this cash
offer backed out” call and for my sellers, we really need to look at these cash
offers that come in to make sure it’s the right offer.

Clean your gutters!

Finally, Did you know that clogged gutters can cause water to leak inside your
home? You may be asking yourself Evan how is that possible? First, we need to
understand that gutters are attached to the home via the Facia board. See the
image below. What happens is that if gutters are clogged they get heavy. They
can then begin to pull away from the fascia board. When this happens water
can run behind the gutter because it has nowhere to go. Eventually, water can
make its way toward the interior of the home depending on the design. The
moral of the story is to clean your gutters or have them cleaned!
